When can a unit be cleared?

Only once the owner has legal possession. In an eviction, that means the legal process is finished and the property is back in your hands. Until then, whatever the tenant left isn’t yours to throw out, and it isn’t ours to haul. If you’re not sure where things stand, ask your attorney before you book. We’d rather wait a week than haul something that wasn’t ready to go.

Once the unit is yours, turnover day is when you find out what the last tenant thought was worth keeping. We clear what’s left, sweep the rooms and leave the place ready for your cleaners or painters. The same goes for property managers handling a unit for an owner, and for realtors getting a vacant rental ready to list.

What can you clear out of a unit?

Everything that isn’t hazardous and isn’t staying:

  • Couches, beds, mattresses and dressers
  • Bagged trash, boxes and kitchen leftovers
  • Broken TVs and old electronics
  • Appliances that don’t belong to the unit (tell us which ones stay)
  • Grills, patio furniture and whatever is in the shed or carport

We leave paint, chemicals, fuel and propane tanks. When the rooms are clear, we sweep up, and we can send photos of the empty unit for your records.

What does a rental cleanout cost?

It’s priced by how much room the leftovers take in the trailer. Half a trailer costs $250–$320, and a full trailer costs $450–$550. Mattresses add $15–$25 each and fridges $25–$40, because the county or recyclers charge for them, and stairs add $25–$50, which matters in a second-floor apartment.

The size of the job depends on what was left. A tenant who took most of their things might leave a quarter load ($140–$180) or less. A fully furnished unit, abandoned with the dishes still in the cabinets, can fill the whole trailer.

Send a photo of each room and we’ll confirm the price before we load. The pricing page has every load size and fee. If the job is mostly mattresses, see mattress removal.

Clemson student rentals

Clemson’s spring 2027 classes end April 30, and commencement is May 6 and 7. Leases don’t all end together, so check yours, but if your units turn over with the school year, plan the cleanout around those dates and book before the week you need.

Our Clemson move-out guide has the full calendar, and our Clemson page covers local disposal options.

Lake and vacation rentals

Short-term rentals around Lake Keowee and Lake Hartwell go through furniture: bunk beds, sleeper sofas, deck chairs that sat out one summer too long. When you’re refreshing a rental between bookings, send photos of what’s going and we’ll price it ahead of the day. Usable pieces get set aside for donation or a resale shop’s pickup, and the rest goes to recycling or the proper county facility.

Rental cleanouts: questions

Can you start while the eviction is still in court?

No. We clear a unit only after the owner has legal possession. Until then, the tenant’s belongings aren’t yours to dispose of or ours to haul.

Can you leave the unit’s own appliances in place?

Yes. Tell us which fridge, stove or washer belongs to the property and we’ll work around it. Only what you mark for removal goes in the trailer.

Can you send photos when the unit is clear?

Yes, we can send photos of the cleared rooms for your records. That helps if you manage the property from out of town.

Do you take bagged trash along with the furniture?

Yes. Bagged household trash goes in with everything else and is priced by the space it takes in the trailer.
